Terms of use and sale
Draft version 2026-10-draft
DRAFT: not yet legal advice and not yet reviewed by a solicitor.
This page is a working draft prepared from public guidance (ICO, the Consumer Contracts Regulations 2013 and the Consumer Rights Act 2015). Items in [square brackets] must be completed, and the whole page reviewed by a qualified solicitor, before Postcode Pulse takes real payments.
About these terms
These terms apply when you use Postcode Pulse or buy a report or pass from [legal name], [registered address] (“we”). Contact us at support@postcodepulse.co.uk. Please read them before you buy; the checkout asks you to confirm you accept them.
What Postcode Pulse is, and is not
Postcode Pulse summarises public datasets about places in England and Wales: sold prices, energy certificates, recorded crime, flood zones and warnings, broadband availability, food businesses, public transport stops and planning designations. Reports are information, not advice. They are not a survey, valuation, mortgage advice, conveyancing or local authority search, environmental or flood search, or legal advice, and they don't replace them. Check anything important with the original source or a qualified professional before you rely on it.
Where the data comes from
We use data from the bodies listed on our data sources page. Public data can be incomplete, out of date or wrong, and some sources don't cover every place (for example, Environment Agency flood data and planning designations cover England only). Where a source doesn't cover a location or doesn't respond, the report says so for that section. Postcode-level figures describe the postcode or the area around it, not necessarily the property itself. Scores are our own calculations, explained on our methodology page. The AI summary restates figures from the report; if it ever differs from the data tables, the tables are correct.
Products and prices
- Area pages for postcode districts: free.
- Full address report: £3.99 for one report on one address.
- Renters' report: £1.99 for one renters' report on one address.
- House-hunting pass: £9.99 for 30 days of full reports and comparison of up to four addresses. It is a one-off payment and does not renew.
Prices include VAT [if we are VAT-registered: VAT number]. Payment is taken by Stripe when you order.
When the contract is made
The contract is made when we email to confirm your order. Single reports are delivered on screen and by email straight away; a pass starts when we email your sign-in link and ends 30 days later.
Your right to cancel
Reports and passes are digital content. You normally have 14 days to cancel a purchase of digital content, but that right ends once supply starts if you have agreed to immediate supply and acknowledged that you lose the right. The checkout asks for that agreement, and we confirm it in your order email. [Goodwill policy to confirm: if you buy a pass and don't create any reports within 14 days, we will refund it on request.]
If something is wrong
Your reports must be as described, of satisfactory quality and fit for purpose. If a report isn't, contact us and we will fix it, regenerate it or refund you, as the Consumer Rights Act 2015 provides. Nothing in these terms affects your legal rights.
Using the service fairly
- Reports are for your own use when choosing where to live. Don't resell or republish them.
- Don't scrape, bulk-download or use automated tools to access the site, and don't try to get around limits or security.
- Don't use reports to make decisions about individual people, such as tenants or neighbours. Reports describe places, not people.
- The pass gives unlimited reports for genuine personal house-hunting. We may limit unusually heavy or automated use.
Intellectual property and data licences
The site and our scoring methods belong to us. Underlying data is used under the licences listed on the data sources page, including the Open Government Licence v3.0. Address data from HM Land Registry and Energy Performance Certificates is subject to Royal Mail and Ordnance Survey conditions and may only be used for personal, non-commercial purposes.
Our responsibility to you
We are responsible for loss you suffer that is a foreseeable result of our breaking these terms or failing to use reasonable care and skill. We are not responsible for losses that were not foreseeable, for errors in the public data we report on, or for business losses (the service is for personal use). We do not limit liability where it would be unlawful to, including for death or personal injury caused by negligence, for fraud, or for your rights as a consumer. Complaints and the law
Please contact support@postcodepulse.co.uk first; we aim to reply within five working days. These terms are governed by the law of England and Wales, and you can bring proceedings in the courts of England and Wales, or of Scotland or Northern Ireland if you live there.
